A Tennessee 7-day notice to quit for non-compliance is a written notice from a landlord to a tenant specifying the tenant’s second lease violation in a six-month period. It states that a tenant must vacate the property due to their infractions. The tenant won’t have the chance to address their offense.
This notice is only applicable in counties of more than 75,000 people under the Uniform Residential Landlord and Tenant Act (URLTA).
Governing Law — TN Code § 66-28-505(a)(2)(B).
Notice Types — This notice only contains noncurable offenses because it states a tenant had an opportunity to correct the violation at an earlier date and failed to do so.
