Use an Iowa 3-day notice to quit for non-payment of rent when your tenant fails to pay rent on the due date. Iowa law doesn’t require landlords to provide a grace period, so you can serve the notice on the second day after the rent is due.
The notice gives the tenant three days to pay the past-due rent or face eviction. If the tenant doesn’t pay within the notice period, the lease is terminated, and the tenant must vacate the premises. Remember, if the tenant refuses to pay rent due to a condition they believe the landlord is responsible for, they must give seven days’ notice before the due date.
