A Utah lease termination letter (15-day notice) is a legally compliant notice of the tenant’s or landlord’s intention to leave the premises or terminate a month-to-month lease. By providing at least 15 days’ notice, one party can inform the other and prepare for the next rental period. Neither party must provide a reason as long as they give the mandated 15 days’ notice.
This notice allows both parties to benefit from shorter-term leases and avoid the constraints of long-term leases while still being mindful of the other’s needs. If the tenant doesn’t leave the property before the notice period is over, the landlord can pursue eviction via a court order.

Reasons to Use a 15-Day Notice to Vacate
A landlord can issue a 15-day notice to vacate for one of these reasons:
- Non-Renewal of Lease Term: A landlord may choose not to renew a lease because they’re changing the property’s use or planning to make renovations.
- Property Sale: If a landlord intends to sell their property, they can issue a notice to vacate to prepare the property for sale.
