A Louisiana 5-day notice to quit for non-payment of rent is issued by a landlord to a tenant who fails to pay rent on time. The tenant has five days to either pay rent or vacate the premises.
The landlord has no obligation to offer a grace period for rent payments. The notice must be served personally to the tenant at their address; if their whereabouts are unknown, the notice should be attached to the tenant’s door. Failure to comply with the notice terms permits the landlord to terminate the rental agreement and file for eviction with the court.
