An Idaho Subcontractor Agreement is a document that outlines the roles of a general contractor and subcontractor in terms of a larger project, typically construction.
It details the type of tasks the subcontractor must complete and the time frame he or she is to get work done. This legal contract helps ensure the contractor pays the subcontractor according to agreed-upon terms and specifies how payment shall occur.
Often, the agreement outlines who will provide materials, where the job will take place, and essential subcontractor responsibilities like acquiring insurance.
Sometimes, a general contractor accepts a job he or she doesn’t have the skills or resources to complete independently, such as electrical or plumbing knowledge. In other scenarios, contractors don’t have the in-house employees needed to perform the work themselves. In those situations, the general contractor may hire a subcontractor and enter a contractual relationship using a subcontractor agreement.
Once the subcontractor and contractor sign and date this agreement, it becomes legally binding. Both parties must comply with everything outlined in the agreement.
Idaho generally requires contractors to register with the Idaho Contractors Board.
Note that HVAC, public works, plumbing, electrical, and construction manager contractors must obtain a license with the Idaho Division of Building Safety.
