A Maine 7-day notice to quit for non-payment of rent is issued by landlords to tenants who fail to pay rent on time. The notice gives tenants seven days to pay rent in full or vacate the premises.
If the tenant pays all past-due rent before the seventh day, the notice becomes void. The notice must be personally delivered by the landlord, who must attempt delivery three times before opting for certified mail and attaching the notice to the tenant’s rental unit door. If the tenant fails to pay rent and vacate after seven days, the landlord can file for an eviction lawsuit with the court.
