A North Dakota 3-day notice to quit for non-payment of rent is issued to tenants who fail to pay rent, giving them three days to settle the dues or vacate the property. The notice, which can also address material noncompliance issues, must be served by a professional process server, County Sheriff, or an unrelated adult over eighteen.
The server is required to complete an affidavit of service, either by hand delivery or mail. If the tenant does not rectify the breach within three days, the landlord can initiate eviction proceedings, which can start between three and fifteen days after the notice period.
