An Oregon 14/30-day notice to quit for non-compliance is a document served to a tenant when they violate their lease terms. The notice gives the tenant 14 days to rectify the breach. Failure to correct the violation within this period requires the tenant to vacate the premises within 30 days of receiving the notice, or they may face eviction proceedings.
Additionally, if the tenant repeats a similar violation within six months after receiving a prior notice, the landlord is entitled to issue a 10-day notice to quit, this time without offering a chance to remedy the violation.
