A Tennessee 14-day notice to quit for non-payment of rent is a legal document a landlord serves to a tenant when the latter fails to pay their rent on time. It warns them they have 14 days to submit their payment or face eviction.
If the Uniform Residential Landlord and Tenant Act (URLTA) doesn’t govern the property (i.e., it’s a rural property) and the tenant has been late on their rent payments twice in six months, they won’t get to keep living on the property even if they make their payment in full.
