A Tennessee standard lease agreement is a formal document outlining the terms of a typical residential rental arrangement between a landlord and tenant(s). This document includes specifics about the rental terms and conditions, along with details on rent, late fees, and other essential information.
Considerations on Lease Length
- It’s generally possible to have a lease of any length of time as long as the lease term’s duration is specified and agreed upon in writing by both the landlord and the tenant.
- For oral leases, the duration must be for a period of less than three years.
Security Deposit
- Maximum Amount ($): No state-imposed limit.
- Returning to Tenant: Within 30 days (§ 66-28-301(f)-(g)(1)).
Rent Grace Period
There is a statutory 5-day grace period for rent payments (§ 66-28-201(d)).
