San Antonio Lease Requirements
San Antonio abides by Texas Property Code Title 8, Chapter 92, but the city also has some additional municipal requirements and considerations for landlords:
Age Discrimination
San Antonio’s Fair Housing Act states that landlords can’t refuse to rent to tenants due to their age (San Antonio Municipal Code Sec. 2-625).
Notice of Tenant Rights
If a landlord issues a notice to vacate, they must provide the tenant with a notice of their rights within one day (San Antonio Municipal Code Sec. 16-6).
Optional Lease Disclosures and Addendums
Even though city law doesn’t mandate these disclosures and addendums, landlords can consider making them to promote clarity:

- Asbestos disclosure: Texas is the fifth-highest state with the most asbestos-related deaths in the county, so San Antonio landlords should consider adding an asbestos disclosure to relieve themselves of liability.
- Medical marijuana use disclosure: Medical marijuana is legal in San Antonio, but landlords can include a lease disclosure excluding the use of smoking types.
